The Senior Maintenance Worker is a critical component of providing a safe, functional building for our customers and employees.
They have knowledge and skills of building maintenance tasks in the areas of electrical, plumbing, carpentry, refrigeration, heating, air conditioning, painting, locksmith, and preventive maintenance to provide for the continued, safe, and efficient operation of the facility and associated areas.
Communication and customer service skills to our external and internal customers are critical.
Positive relationship management with our contractors are primary as well.
This position responds to all building or equipment alarms that require immediate attention (often on weekends and weeknights after office hours).
Some maintenance work can only be accomplished over the weekend while other employees are not in the building, so flexibility in schedule is required.
Snow removal is a priority during winter months and requires frequent communication with contractors and building managers to ensure snow is cleared from the parking lot and sidewalks prior to 7 A.

Parking lot snow removal is completed by contractors with the exception of the area around company cars, this will require shoveling and using a small snow blower.
Maintenance of our building entrance areas, sidewalks and interior floors are a priority all day long during inclement weather.
Daily initiative to handle all exception duties is critical.
The applicant may be required to work adjust to best accommodate daily job duties.
Licenses and Certifications: CDL preferred but not required.
The Ideal Candidate Will Have: An associate degree in one or more of the trade areas listed above is preferred.
Experience in building/property maintenance and maintenance knowledge and skills are also preferred and will be considered.
Communication skills, honesty, friendly positive attitude, sense of urgency and willingness to serve others will all prove valuable to the person filling this position.
This position requires hands on work for one task, then motivating others (contractors) for the next, flexibility is important.
Knowledge of: general Building Facility Maintenance including electrical, plumbing, boilers, chillers, carpentry, drywall installation and finish, refrigeration, heating, ventilation, air conditioning, painting, door / window repair, all aspects of building cleaning, landscaping, carpeting, vinyl tile, assembly of office furniture, shipping and receiving, flat roof maintenance, asphalt parking lot repair, building alarm systems; how to repair and or work with contractors; building construction including tools and equipment associated with the tasks of the position; the specific trade area associated with the duties of the position; safety protocols for facility maintenance including lock out tag out.
Skill to: effectively communicate, be an active listener and respond clearly to others in a timely fashion; serve others with a passion, providing a positive customer experience for both external and internal customers; show respect for everyone you interact with; be a self-starter, prioritize and show initiative; effectively operate or learn computer program navigation including Microsoft outlook, word and excel, and other computer systems as utilized by state employees; learn HVAC system computer software; display a friendly, positive can do attitude every day.
Ability to: work with contractors to achieve maximum preventative maintenance for all equipment; manage safety program for building; communicate information clearly and concisely; establish timetables for projects; follow oral and written instructions; direct the activities of others; deal tactfully with others; complete delegated tasks; read and understand blueprints and drawings; operate required tools and equipment; lift 50 pounds or more; work from ladders, scaffolding, or in confined areas; display a high sense of urgency to all building state employees to maintain their work areas; work effectively with a diverse group of state agency employees and the general public; effectively supervise, train and follow up on assistant workers as assigned, typically inmate helpers.
